The Garrison Point development will be a multi-phase, multi-tower residential development in Toronto’s dynamic West end, on Ordnance Street adjacent to the historic Fort York Garrison.
The initial phase of the development consists of 27- and 32-storey residential towers, with a 4-storey podium of multi-level townhouses and amenities, and associated 4 levels of underground parking. Each townhouse is equipped with a private internal elevator to below-ground parking, and amenity spaces include gyms, movie theaters, game rooms, library spaces, and a large internal atrium. Landscaped areas include the upper level of the podium and the grounds between and around the towers.
Challenge: Varied space uses and suite options throughout the project required unique structural layouts.
Solution: Structural layouts were optimized for the different tower levels, with robust transfer structures located at key points within tower structures. To maximize usable space, transfers were integrated with amenity levels where possible. Structure within different parts of the project were laid out to ensure no loss of capacity when moving from one zone to the next – for example, walls added at the podium level compensated for those transferred to open amenity space under the towers.
